Context


Brio is building the buy-side layer of French real estate — starting with offices, with a clear long-term vision: make Tenant Rep a consumer reflex in residential.


In France, 95% of the office and residential market is still “sell-side by default.” Big corporates have CBRE and JLL — everyone else is on their own. Yet “tenant rep” already exists in practice: brokers work for tenants every day, without naming it, without owning a standard, and without building trust.


The initial focus is on offices due to higher ticket sizes, clearer ROI, and faster learning loops. The goal is to extend Tenant Rep to residential, making it a societal norm and a defensible brand.


Brio offers an AI-powered platform that orchestrates the search, negotiation, and closing — operated directly on smaller deals and through a network of badged brokers on bigger ones.
